Owning a villa in Lanzarote from abroad is one of life’s better problems. But when it’s time to renovate — whether that’s a full transformation or a serious refresh — the distance can feel like an obstacle.

It isn’t. Not if you work with the right team.

Here’s how we manage full villa renovations for owners based in the UK, Germany, Norway, and beyond — without a single surprise.

The Problem With Traditional Renovation

Most renovation companies work the way they always have: vague quotes, shifting timelines, and weekly phone calls where you’re never quite sure what’s happening. For owners on the island, this is frustrating. For owners two or three hours away by plane, it’s untenable.

The result? Owners either delay their renovation indefinitely, or fly out mid-project to find things aren’t quite as described.

There’s a better way.

Fixed Price. No Surprises.

Every project we take on starts with a detailed site visit and a fixed-price proposal. Not an estimate. Not a range. A number.

That number covers everything agreed in scope — materials, labour, finishing, cleanup. If we encounter something unexpected (a structural issue behind a wall, for example), we come to you with options and a revised proposal before proceeding. You’re never presented with a bill you didn’t sign off on.

This matters doubly when you’re not on the island. You need to know that the budget you set is the budget you’ll spend.

Daily Photo Updates — Every Day, Without Exception

From the first day of work to the last, you receive a photo update showing what happened that day. Not a weekly summary. Daily.

These aren’t polished marketing shots. They’re clear, honest documentation: what was removed, what was installed, how things look before and after each stage. If something doesn’t look right to you, you say so. We address it before the next phase begins.

Owners consistently tell us this is the single thing that makes the biggest difference. You feel present at your property without needing to be there.

One Person. Not a Committee.

You deal with one contact throughout — not a rotating cast of project managers, subcontractors, and suppliers. One person who knows your project, your preferences, and can answer your questions directly.

This sounds obvious. In practice, it’s rare.

What a Typical Remote Renovation Looks Like

The process generally runs like this:

Week 1 — Scoping. We visit the villa, take measurements, and discuss your vision. If you’re not on the island, this is done via video call using photos and video we take on-site.

Week 2 — Proposal. You receive a fixed-price proposal with a clear timeline. We answer questions, revise if needed, and agree on scope before anything starts.

Weeks 3–10 (varies by project). Work begins. You receive daily photo updates. We handle everything: materials sourcing, subcontractors, permits where required, waste removal.

Final week — Snagging and handover. We walk through a detailed snagging list, address any points, and document the completed project.

You come to Lanzarote when it’s done — to a finished villa, not a work in progress.

When It Makes Sense to Visit

We’re not going to tell you never to visit. Some owners want to see the space mid-renovation, which is always welcome. Others prefer to come at the end for the reveal.

What we’d suggest: don’t feel you have to visit to protect your investment. That’s what the daily photos and fixed price are for. Come when you want to — not because you’re anxious.

A Note on Timelines

Renovation timelines in Lanzarote depend on scope, materials lead times, and permit requirements. A bathroom renovation typically takes 3–4 weeks. A full villa transformation runs 8–16 weeks depending on complexity.

We give you a realistic timeline upfront and update you immediately if anything shifts. Supply chain delays happen occasionally — when they do, you hear from us before it affects your schedule.

Ready to Talk About Your Villa?

If you have a renovation in mind — or just a vague sense that your villa needs a serious update — the best first step is a conversation. No commitment, no obligation.

Tell us a little about your property and what you’re thinking. We’ll let you know what’s realistic, what it might cost, and how we’d approach it.
